STRUCTURE

Reinforced concrete pad foundations, & ground floor slab, to engineer’s design.

Structural steel superstructure, with composite metal deck & reinforced concrete upper floors.

FAÇADE & ENVELOPE

External facades will consist of double glazed curtain walling; Reynaers CW5O of similar equal approved specification.

Uninterrupted floor to ceiling glazing shall be provided to the office facades; 2.70m high (9 foot approx.)

Double Glazed unit’s specification to include Low-E energy efficient glass internally, with an Argon filled cavity and solar control, toughened & heat soak tested outer pane of glass.

The curtain walling shall incorporate composite infill panels to enhance thermal insulation and reduce solar glare & heat gain.

‘Benchmark Ceramic Rain-Screen’ cladding by Kingspan to front entrance atrium, incorporating composite insulated panels.

High performance Kingspan Topdek composite roofing membrane laid to falls with proprietary rain water outlets, to concealed downpipes.

FLOOR FINISHES

Medium grade screw down Raised Access floors to all office areas with dust sealer on concrete floors.

Selected porcelain tile finish to front atrium, stairs, and lobbies.

Contract grade carpet with proprietary metal nosings to upper level staircases.

Selected ceramic floor tiling to toilet & shower facilities.

CEILING FINISHES

Tegular edge 600mm x 600mm suspended ceiling system throughout office suites & toilet areas.

Feature painted & plaster ceilings & bulkheads to reception lobby, incorporating feature lighting.

INTERNAL WALLS AND JOINERY

All internal walls shall be proprietary plasterboard partitions designed & constructed in accordance with the manufactures guidelines, to achieve the required fire rating.

All internal core doors will be hardwood veneered and lacquered, fire rated as required.

Stainless steel ironmongery will be provided on all doors as required.

Matching hardwood timber skirting to reception lobby and front atrium.

Painted timber skirting to walls and columns throughout office suites.

INTERNAL WALL FINISHES

Plaster and paint finish to all internal office walls generally.

Full height ceramic tiling to bathrooms & shower facilities in each office suite, including vanity & full height mirrors.

STAIR FINISHES

Stainless steel handrails, with glass infill balustrade on front atrium staircase.

Painted mild steel balustrade on secondary fire escape stairs.

BATHROOM FITTINGS

Approved semi-recessed WHB’s, in vanity units, with water saving Stainless Steel pneumatic monobloc mixers taps.

Floor mounted WC’s with dual flush cisterns concealed behind proprietary duct panelling system

Wall hung urinals with cisterns concealed behind proprietary duct panelling system, with water saving flushing systems.

Each office suite shall have its own shower unit complete with ceramic tray, glass door, mixer valve, and ceramic tiling.

Approved electric hand dryers shall be provided in all bathrooms.

Less-abled WC facilities shall be provided in all office suites.

LIFT FACILITIES

A single 8-person passenger lift will provide vertical transportation to the 4 levels of the building

HEATING & VENTILATION

Each office suite shall be fully air-conditioned with a selected & approved proprietary VRV air-conditioning system, complete with condenser located in private & secure plantroom.

Each office suite shall be provided with a self-contained fresh air heat exchange unit (HRU) concealed in ceiling void, to be operated and controlled by each individual occupant.

Tempered fresh air to be provided from the HRU at the rate of 10 litres per second per occupant, and assuming an average occupancy of 1 person per 10sq.m.

Extract ventilation shall be provided from all bathroom facilities.

Water storage for each office suite shall be accommodated in the plantroom, to provide for 24-hour water storage.

Hot water provided via electrical water heater located in the ceiling void above bathrooms.

COMMUNICATIONS

Multiple telecommunication will have direct underground ducting into a communal telco hub room.

Vertical riser shafts with cable trays are provided for further internal distribution routes to each office suite.

ELECTRICAL SERVICES

Each office suite shall have its own separate direct mains ESB Network connection & meter, independent of other occupants & communal areas of the building.

An Electrical Distribution board shall be located within each office suite, with an array of electrical circuits for the various outlets & fittings.

High performance LED panel lighting shall be provided throughout office space, controlled via PIR motions sensors.

LED downlighters shall be provided in all bathroom facilities with PIR motion control activation.

Electrical spurs shall be provided to air-conditioning units & HRU.

A centralised addressable Fire Alarm system shall be provided with smoke/heat detectors located throughout the building, and be centrally located in the reception lobby in accordance with building regulations.

An intercom & access control system shall be provided to each office suite, from the front reception doors, and each office suite front door.

Renewable energy shall be provided to each off suite via roof mounted Photo-Voltaic (PV) panels, providing clean free electricity, and enhancing the occupant’s environmental credentials, and reducing their carbon footprint.

EXTERNAL LANDSCAPING

The soft landscaping areas of Plaza 211 shall be completed with a mixture of mature hedging, trees, & perennial shrubs.

Carparking spaces will be finished with approved bitmac surfacing, with thermoplastic paint road markings and signs.

Roadways will be finished with a distinctive reconstituted granite effect concrete cobblelock paving.

Footpaths shall be approved cobblelock paving, with precast concrete kerbing, dished as appropriate to allow for less-abled access.

External site lighting will be provided about the building by means of 5m tall lamp standards, with energy efficient LED light fittings.

Bicycle parking shall be provided as per the site plan.

Electric Car charging points shall be provided in a number of parking spaces, and spaces marked appropriately.
